The house is just South of Coffee City, about 20 miles South of Tyler, Texas on Ledbetter creek. It is approximately 1000 sq. Feet, one bedroom with two double beds, a bath with shower, and a large Kitchen, Dining, and Den area. We have Direct Tv at the house, and a 320 sq. Foot screened in deck on the lake side.

The property is approximately 75 feet wide by 300 feet deep from the road to the lake. The house has Berber carpet, central heat and air, ceiling fans in the den and bedroom as well as the deck.. It has a Washer and Dryer, no dishwasher.

The entire lake side of the house is one big screened in deck with patio chairs, and a patio table to use for eating, card playing, etc. There is a ceiling fan on the deck, and a patio with gas grill on the road side of the house. The deck sits approximately 8 feet off the ground on the lake side.

A 60 foot pier, with an old boat house that will accomodate a 16 to 17 foot bass boat is on the property.

Looking East toward Lake Palestine Campground which is about 1/4 mile away, and has boat launch, as well as a resturant and barge or party boat rentals.
Street side of Lake House
The house has a shower, no tub. Washer and dryer. No dishwasher. A 32” high def TV with direct TV. Towels, sheets, pots and pans furnished. Coffee maker, microwave, gas stove and oven.
Good eating within 5 miles, Purple Pig Bar B Q , 7 B restaurant in Frankston, cafe at the Lake Palestine resort ¼ mile away. Brookshires grocery store approx. 5 miles North.
